1) Quite often, long before the home owner quits making mortgage payments, they quit taking care of maintenance issues. Small issues unattended can become, in a short period of time, clostly major issues.

2) When a bank or mortage company forcloses on a property, it can take months, and sometimes years for it to be sold. A vacant home that has been closed for an extended period of time tends to detriorate quite rapidly, especially if the power is turned off. With no power the heat and air conditioning do not function which can cause high humidity which will lead to mold.

3) With no one living in the home to identify and repair potential issues as they happen, a small water leak, roof leak or even clogged gutters can lead to costly repairs.
