What does a home inspection cost?
The cost of a home inspection is calculated by the size and age of the home. A small town home less than 20 years old with no crawlspace and limited attic would be approximately $350. As the size and age go up, the price will go up.
When will I get the inspection report?
The home inspection is normally sent within 24 hours and often same day. If a radon test is requested, the test takes 48 hours and that report will be sent withing 24 hours of the device pickup. Termite reports are usually sent within 2 days of the termite inspection.
Are you licensed and insured?
Yes, I am licensed by the state of NC and carry the state required general liability insurance..
Do you give any kind of warranty or guarantee with the home inspection?
No. The home inspection is a snapshot in time. After the inspection, anything can break. The inspection report identifies items with current issues and I also give you the age of major systems so you can budget for maintenance or replacement.
How long does a home inspection take?
The time depends on the size and age of the home. A small condo may only take 2 hours where a larger older home can take 2 or 3 times as long.
Can I be at the inspection?
Yes you can. This gives you the opportunity to go the issues I find on a one-on-one basis.
Do you have MLS access?
Yes but my access is limited to letting myself, termite inspectors and appraisers in the home. I cannot let a buyer into the property; the realtor must be present for the buyer to enter the property.
Does you report give the home a "Grade" or Repair Cost?
No. By the rules from our licensing board, I can only tell you what is wrong with the home but cannot give a grade assessment or potential cost of the repairs.
